Tuscaloosa Amphitheater

The Tuscaloosa Amphitheater was a long time coming. Plans of various size and scope had been in place for more than eight years before the project got a solid start with a master plan approved by the city council.

City officials were in talks with concert promoters and had selected a site already owned by the city — a site that happened to be a landfill adjacent to the Black Warrior River. A study revealed that the property would need significant remediation to support a structure the size of a 6,500-seat outdoor theater. HPM helped the city put its municipal bond to good use, helping define the project program, guiding the procurement and bidding of construction packages and consulting on cost to keep the multi-phase project on track. What had once been a mountain of trash became a beautiful, open-air performance venue with sparkling-clean facilities, a river view and a backstage fit for the hardest of hard rockers.

MAKING A NEW FAN IN AN AMPHITHEATER
Usually, HPM’s involvement in a construction project is initiated by the owner. With the Tuscaloosa Amphitheater, first contact was made by the architect. Davis Architects had worked on projects with HPM in the past and recognized that this project would benefit from HPM’s preconstruction and cost consulting services. While the owner was unfamiliar with the role of a program manager, it was open to HPM’s involvement. HPM provided design management and cost estimation services and analyzed constructibility and phasing to make the most of the project’s limited, publicly funded budget. HPM’s team was able to maximize the budget while maintaining quality and satisfying the owner’s wish list to complete a signature project for the city.

Hyatt Place Fort Worth/TCU

Hyatt TCU, the new six story hotel within walking distance of the Texas Christian University main campus, is one of HPM’s recent success stories. The 113,000 SF, $40 M hotel development includes 150 guestrooms, 6th floor rooftop bar and restaurant, Top Golf Swing Suites, expanded lobby and first floor bar, extensive meeting and ballroom spaces with catering kitchen, and an outdoor pool and gym.

Once the project came to fruition, a former TCU board member recognized the need for an experienced Owner’s Representative to oversee this unique and challenging project. As a trusted advisor to TCU, HPM was introduced and accepted the challenge.

HPM procured and managed the various team members including but not limited to the general contractor, architect, designers, operator, furniture, equipment, interior and exterior signage, security, audio visual, food and beverage, acoustic consultant, envelope consultant, access control, technology, warehouse, moving, commissioning and final turn over.

HPM also coordinated and managed municipality efforts, compliance with TCU’s guidelines and design standards, cash flow, brand communication and approvals, bank inspectors and the model room process.

Having experience in leading hotel developments, HPM was able to provide solutions and value options when city codes and urban development requirements changed during design and planning. The project overcame additional planning approval time, budget and scope additions through HPM’s efficient and effective leadership.

TCU, Hyatt brand and the owner are excited to be hosting TCU’s events and welcoming all visitors in this resort-style destination.

The Valley Hotel

Located in the heart of Homewood, Alabama, the Valley Hotel is the latest addition to the Curio Collection by Hilton.

Featuring spacious rooms, multiple dining experiences and inspiring public art, the 129-room upscale boutique hotel blends Southern charm and contemporary lifestyle with nods to local history. Guests can enjoy three chef-driven dining venues and over 7,000 square feet of meetings and event space. The property provides guests with easy access to explore the area’s distinct cultural offerings, such as local shops, art galleries and golf courses, as well as the nearby UAB campus and downtown Birmingham’s top attractions.

HPM was hired as a second set of eyes, sharing monthly status updates with the owner throughout the duration of the project. We provided preconstruction services, as well, and assisted in the negotiation of the Guaranteed Maximum Price (GMP).

Auburn University Tony & Libba Rane Culinary Science Center

The Tony & Libba Rane Culinary Science Center is one of the most exciting new construction projects in the Southeast, blending academic, hospitality and retail spaces into a marquee location on the Auburn University campus.

The academic spaces consist of a teaching restaurant, culinary teaching kitchens, wine appreciation center, distilled beverages center, brewery and classroom spaces. The hospitality spaces feature high-end hotel rooms, living units, fitness center, spa, roof top event center, roof top garden and roof top pool. The RCSC also includes an expansive food hall with numerous vendor spaces for tastes of all types.

The 142,000-square-foot complex promotes immersive learning experiences for students pursuing careers in hospitality and culinary sciences. Students will have the opportunity to train alongside world-renowned chefs and hospitality. This hands-on instructional atmosphere offers students tangible experiences and equips them with the vital skills they need to evolve into future industry leaders.

Overcoming A Utility Challenge
The greatest challenge for the University was bypassing time-intensive utility relocations and keeping the overall project schedule on track with so many moving parts. To help resolve these issues, HPM scoped out and managed the bidding of a separate utility and enabled a works package for the building contractor. Our team of experts deployed best practices learned from similar complex projects in the early pre-planning stages. Sharing our knowledge base from extensive experience in higher education and hospitality construction management with our project partners facilitated collaboration, reduced project costs, and maximized value for the university.

Somerby Senor Living

Dominion Partners develops and operates senior living facilities which help retirees live safely and independently in style.

The Somerby Senior Living facilities offer high-end apartments, dining, and activities to residents who want to live their golden years in luxury, with the convenience of assisted living available when needed and invisible when not. Dominion Partners has called on HPM for services throughout preconstruction or construction on four Somerby properties. HPM worked with the construction and design team, reviewed change orders and made weekly site visits to assess the quality of work and meet with contractors, representing Dominion Partners’ interests and giving them a voice on the job site.

COMBINING THE PRACTICAL WITH THE SUBLIME
Senior living facilities aren’t like other high-end residential facilities. On the surface, many of the details are the same — hardwood floors, marble countertops, stainless steel appliances. But senior living facilities have to be built with a specific resident in mind. Light switches have to be placed conveniently for a senior citizen with a limited range of motion. Showers need grab bars sturdy enough to hold the resident’s weight but sleek enough not to interrupt the elegant design of the shower. Flooring transitions have to be smooth enough not to catch an unsteady shoe or walker and cause a fall. A stacked washer and dryer have to be low enough that the user can safely reach the controls. HPM kept the unique needs of Somerby residents at top of mind throughout the project and coordinates with the contractor, architect, and designer to make the right choices from the very beginning. While acting as owner’s representatives, HPM also represented the residents and even the residents’ concerned children to make sure the facilities are safe, secure and accessible — and feel like home.

Renaissance on Turtle Creek

Renaissance on Turtle Creek in Dallas, Texas is a three-tower condominium development built for luxury, and the centerpiece of the development is a richly appointed pool deck. But when a renovation of the deck to repair a leaky pool began, they had no way of knowing exactly how much work would be involved—a simple mistake resulted in a disastrous structural collapse.

HPM was called in to manage the mayhem and salvage the restoration project. Over the course of ten months, HPM was able to hire a new team, reassure the owner, redesign the project plan and get the project back on track — saving the owner money and sparing them from stress in the process.

RENOVATING A POOL AND RESTORING CONFIDENCE
One misstep was enough to take the Renaissance on Turtle Creek from a simple pool renovation to a complete disaster. During the renovation process, stone pavers and several piles of dirt were moved to the top of the adjacent five-story parking deck. When a heavy rain turned the dirt into mud, the deck collapsed, crushing more than 200 cars and leaving a pile of rubble. Brought in to oversee the complete restoration, HPM had much more than a pool to repair. HPM’s team coordinated with the insurance company, the owner’s attorney and the contractor restoring the garage while salvaging the project of renovating the pool, too. Then, when the owner determined that the contractor needed replacing, HPM hired a new one and worked closely with that firm, the architect and the owner to review the budget and schedule and devise a day-by-day plan for completing the project. Ultimately, the team finished the renovation on schedule and for $300,000 under the original quote — paying HPM’s fee twice over and creating a lasting relationship with the owner.

Todd English P.U.B.

Todd English P.U.B. — Public Urban Bar — is the baby of celebrity chef Todd English, and it offers a modern twist on traditional English fare to diners looking for raw oysters or grilled asparagus with their roast beef on rye.

Located in the lobby of the Westin Hotel in Birmingham, the P.U.B. was built for the Birmingham-Jefferson Convention Complex with suggestions and contributions coming in from New York to Nevada. HPM’s program management services brought order to the multi-state project to keep everyone informed, on the same page, on schedule, and on budget.

A BROAD MENU OF SERVICES AMONG MANY STAKEHOLDERS
Todd English’s is based out of Las Vegas. The architect on the project was out of New York, the other architect was out of Atlanta and the contractors and BJCC were both local to Birmingham. HPM started working with the BJCC as field coordinators for construction of the Westin Hotel, but when complexities began piling up in the Todd English P.U.B., the HPM experts were called in to provide program management services. HPM’s team stepped in to manage budgets and schedules, facilitate communication among numerous parties, represent the owner during meetings with the Westin and the city of Birmingham and even help acquire furniture and glassware for the pub. Even as HPM checked the final punch lists and closeout documents, the team continued working with the BJCC to ensure that the restaurant didn’t just look good but operated smoothly and to the satisfaction of all the many stakeholders.

Hilton DoubleTree San Diego

The Hilton DoubleTree in downtown San Diego was an elegant hotel in need of some basic renovations to the guest rooms and common areas. The project, however, became far from basic as it became apparent that the design was far more and the budget was far less than originally anticipated.

Two rounds of cost reduction and budget engineering by HPM’s team resulted in a two-phase plan that satisfied the owner’s needs and budget — and a new trusted relationship with an ally for future projects.

MULTIPLE RENOVATIONS TO A SHRINKING BUDGET
When HPM was called in to manage the renovation of the Hilton DoubleTree Hotel in San Diego, the project was already deep into the design phase — and deeply over budget. While the luxurious design plans met the owner’s high standards, they significantly outpaced the available funds. HPM’s team put the project on hold as they initiated a cost-reduction process, examining design decisions, furniture choices, equipment, and material selection and working with the architect to redesign the project to fit the owner’s budget — while also suiting their needs.

Shortly thereafter, the project was hit with another snag. The team discovered that the total funding was actually half of what had originally been budgeted. HPM paused for an even more detailed cost reduction, revising the scope of the project and dividing it into two phases to meet the significantly smaller budget. The owner was sufficiently satisfied with the results and HPM’s responsiveness and attention to detail, and they’ve engaged HPM to apply its program management expertise to other projects around the country.

Lane Parke

Lane Parke is a village within a village — a small community of shops, restaurants, apartments and a boutique hotel at the heart of Mountain Brook Village.

Phase by phase, the 30-acre development is taking over the space of the existing Mountain Brook Shopping Center, with architectural styling and materials that complement the surrounding area and neighborhood-friendly green space. Phase 1 of the project includes 276 apartments in the luxury Lane Parke Apartments complex and the 100-room Grand Bohemian Hotel, in addition to retail space anchored by a spacious, modern Western Supermarket. Phase 2 will add more retail space, bringing the total to 140,000 square feet and rounding out the mixed-use development.

KEEPING EVERYTHING MOVING
Managing retail construction means keeping track of numerous moving parts, from architects to contractors to tenants to municipal entities. At Lane Parke, HPM was tasked with representing the owner’s interests with the construction team, eight Phase 1 tenants, a hotel owner, an apartment manager, various Mountain Brook officials and the very interested citizens of Mountain Brook. And on top of it all, two very important moving parts had to be dealt with: the hands of the clock, ticking away forgone revenue as old center is disrupted during construction of the new. Through careful planning, HPM negotiated and oversaw an accelerated schedule with the construction team. A mere 13 months after ground broke on the new retail center, Lane Parke was open for business.

The Post Oak Hotel at Uptown Houston

Billionaire restaurateur and reality TV star Tilman Fertitta is known for serving up incredible things, but when a mixed-use luxury property was on the table, his development company came to HPM for owner’s representation.

The centerpiece of the development will be a 35-story tower with a hotel, residential, office, retail and restaurant space. Adjacent to the tower is a ballroom and conference center and an open plaza with outdoor dining patios and pedestrian areas. In keeping with its name, the Post Oak maintains its existing signature oak trees and brings in more than $1 million in additional full-grown oaks. HPM provides program management and field coordination services to ensure that the tower rises with maximum efficiency, each oak thrives where it’s planted and the project is completed to the owner’s high standards.
