Lane Parke is a village within a village — a small community of shops, restaurants, apartments and a boutique hotel at the heart of Mountain Brook Village.
Phase by phase, the 30-acre development is taking over the space of the existing Mountain Brook Shopping Center, with architectural styling and materials that complement the surrounding area and neighborhood-friendly green space. Phase 1 of the project includes 276 apartments in the luxury Lane Parke Apartments complex and the 100-room Grand Bohemian Hotel, in addition to retail space anchored by a spacious, modern Western Supermarket. Phase 2 will add more retail space, bringing the total to 140,000 square feet and rounding out the mixed-use development.
KEEPING EVERYTHING MOVING
Managing retail construction means keeping track of numerous moving parts, from architects to contractors to tenants to municipal entities. At Lane Parke, HPM was tasked with representing the owner’s interests with the construction team, eight Phase 1 tenants, a hotel owner, an apartment manager, various Mountain Brook officials and the very interested citizens of Mountain Brook. And on top of it all, two very important moving parts had to be dealt with: the hands of the clock, ticking away forgone revenue as old center is disrupted during construction of the new. Through careful planning, HPM negotiated and oversaw an accelerated schedule with the construction team. A mere 13 months after ground broke on the new retail center, Lane Parke was open for business.
